How are you doing? I am doing great, and I'm really excited, and everybody on the West Side and beyond excited, Palisades Village, reopening tomorrow after being closed for 19 months since the fire, the ribbon cutting at 10.30, the stores open at 11, and it's going to be a celebration all day long into the evening. Talk about how you put this together. Well, let me just add one other thing on that. And then at 8 o'clock, there's a really great surprise event. So I encourage everybody to hang out and be here for that 8 o'clock show that we're putting on. As you know me, John, we've known each other a long time. I love putting on a great show for people and bringing a lot of joy and happiness. So that's what's going to happen at 8. This was a massive effort, as you can imagine, and I am so proud of my team. You know, we had incredible encouragement from the community. I've got a team of people that are exceptional. This is a very, very complicated project.

Because what we had to do is, you know, first we had to save it, and then we had to clean it up. We took almost all the spaces, all the apartments, the restaurants, the retail, and took everything down to the wood studs. All the interiors were demolished and taken out and thrown away. All the air conditioning, all the landscaping. And then we rebuilt it from the inside out. And then, of course, repainted the whole thing and whatnot. So everything is new because I wanted to assure every one of our guests that this is a clean and safe place to live, to shop, to hang out, and to dine. And so there was amazing, as you can imagine, logistics in doing all of that. And we're 99% least. 70% of the retailers are going to be open with us tomorrow and restaurants. And so there was a lot of moving parts, but I tell you, the team just did a great job, and the community has been so good to us. It's been a really humbling experience to be part of this, and I feel very blessed and honored that we can be a catalyst to this community's rebuilding. It's one chapter. And an important one, but there's a lot more left to do. And we're not going to stop being involved until everybody gets back in their homes. Your big challenge was the smoke damage and I guess the toxic residue. That's why everything had to be scrubbed down and right down to the bare walls. I mean, at least you had the outside structure because you had your own fire department to protect the Palisades Village, which was a really, really smart thing to do. Well, listen, I think it was the right thing to do. I think any company that, you know, is sort of best in class, they're prepared for these kind of things, some more than others. But I had a great team. We had a great plan. It was executed smartly. And, yeah, we demoed the interiors because of the smoke. I mean, honestly, the reports that came back said that we could clean it, retain it, and we're good to go. But I just knew it wasn't the right thing to do. You know, I don't sell anything that I've ever built, and I want the family to own this for the next hundred years. And so it was right to make the investment in the long run and the right thing to do for our guests. Talk about Steadfast, L.A., because you have this public-private partnership, and you've taken money from private businesses, philanthropists, cooperation with the government, and to help put Palisades Village together again, and also a lot of other rebuilding around the Palisades. Talk about what would... steadfast L.A. is because people hear public-private partnership. They don't know what that means. Sounds like a buzzword. What does it mean practically? Yeah, sure. No, I appreciate that. So I started steadfast L.A. within a few weeks after the fires. And the purpose of it is very simple, is to get people back into their homes as soon and as safely as possible in Malibu, Altadena, and the Palisades. And so we're working in those three communities.

And in the palisades, we're taking the lead on rebuilding the park, which is sort of a heartbeat of this community. It's a public-private partnership. It's actually what I was told by the mayor. It's the largest public-private partnership in the history of Los Angeles. We've raised $40 million. That whole park will be rebuilt without one penny from taxpayers or the city, and it will be state-of-the-art. And we start the building of that in September. So we're right around the corner. And in Altadena, we've been delivering free homes to those who can't afford to rebuild and move back in the community. We have our first home that Rosalina Rodriguez and her family have moved back into. And we've got the second home, and we've got eight more behind that. And we've formed a builder's alliance. where we've got 12 different home builders working together and buying product and reducing the cost of building a home so people can get rebuilt in these communities at a cheaper rate. We've just done a whole bunch of things. And we're going to continue to do that. And we're going to be shoulder to shoulder in all of these communities and be very active and give back in any way we can. How do you make... Everybody work together because here in LA, everybody's used to the system not working. Very difficult to get things built. You know this better than anybody. But for the average person, it's difficult to get the attention of the various city departments. You had all these different business leaders, I'm sure, with different personalities, and you have to deal with the public. And you've got a lot of experience because you've built so many shopping centers in or near residential areas. What is the secret to getting everybody to get along and satisfying everybody, which seems impossible from the out? What is it that you do? I think it's impossible from the inside at times. But listen, it's, you know, John, it's like anything. We leave our eagle at the door. We plant the flag of what we want to get to. And I think disasters, especially like this, they're too big for a city alone to handle. They're too big. for private enterprise to handle. So the public and the private sector have to come together. And the public sector has to be willing to be open-minded and work. And it was bumpy in the beginning. It was not easy in the beginning. But it's gotten a lot better. And to the mayor's credit, you know, I'm happy to give credit where credits do. And I'm happy to give criticism where criticism is due. You know, she has really come around and been very helpful in the park and cutting the red tape. and helpful in cutting red tape to get streets redone in the village so people can have roads to navigate. And I contributed new sidewalks and street trees and have worked together. We're doing the same in Altadena, you know, working with that community and the supervisor's office out there. So I think we've just got to be open-minded. I feel sorry for the individuals, the city, the county, and the state need to do more. They don't have the resources.

And the team of people that I have that are constantly working on this every day, and there's no reason why the city, the state and the county just shouldn't make things easy. The answer has got to be yes. And tell us how we can help you. And we've got to cut through this insurance. problem that we've got in the state and same shame on the fair plan needs to pay out quickly needs to pay out full proceeds need to be robust in doing it so people can get back in their communities they're jacking up their rates another 30 percent i heard for next year it's ridiculous listen it's we have some insane things that we do in the state of california as we all know and this is not a place that we should be jacking up rates We should be helping people to get back in their homes. Their lives have been destroyed. And let's deal with this with some common sense and compassion and do the right thing for people in these communities. To get the businesses going within your Palisades Village, you have to structure the leases in a different way because they're going to need some time to ramp up as business builds up over the next few years. So what kind of creative things did you do with the leases with the small business owners? Because you're getting 70% of your old tenants back in. Yeah. And listen, I think that we're going to have really good business. So our attitude was, because we lost 30% of our customer base. That means we have 70% of our customer base out there. Brentwood, Santa Monica, the majority of the Palisades, you know, did not burn down. The highlands, calabasasas we draw from, et cetera, Malibu. And we pull from Beverly Hills, Homeby Hills. So that's all there. But at the same time, I wanted to be shoulder and shoulder, especially with the small independent businesses. So we structured them, John, so that we helped them get their stores built. through capital, and we have a rent structure that allows them to be profitable and build up their business. And if their business takes off, then we share in that success. And if it doesn't, they've got a safety net to make sure they have time to build it. And to me, that's just the right thing to do. And I'm not worried about the financials of it at all because I really am confident we're going to have very robust sales coming out of here. Well, Debra and I are excited. We're going to be there tomorrow morning for the ribbon cutting, and I wish you a lot of luck. You've put in a tremendous amount of work, and it's going to be a great day tomorrow.

Just think about the next time that Sacramento says, hey, we can't do this because it's going to endanger this stupid fish. It's like, eh, well, tell you what, just get a designer version and keep it home. Harm reduction doesn't reduce the number of drug-related deaths. All it does is shift the numbers around. However, the junkies still die from overdoses. I'm really, really disappointed that you were making fun of the death of Jackie the Eagle. She meant a lot to a lot of us who followed her over the years and saw what a great mother she was. So I'm very, very, very disappointed in you for making light of it. This stupid Jackie and Shadow Eagle thing, it sounds like old Shadow kicked out Jackie's first husband, took over. I was so tired about hearing about that dumb eagle anyway. What you guys have to recognize about Shadow and Jackie is that they truly were an exceptional pair. I've actually been watching Eagle Tams in other areas and the teamwork between Jackie and Shadow and the true respect you could see between the two of them, it was just different. John, I really appreciate what you're trying to do for the animals that are being tortured on Skid Row.

These people need to be asked if they know what the definition of democracy is. The Iowa caucuses are an example of democracy. It's Bedlam. I'm so happy that the federal government is finally stepping in and recognizing the problem with the homelessness. The state and the local level officials have ruined everything in Los Angeles. They're fucking up. They're stealing our money. They're corrupt. They're making the problem worse. They're not doing their jobs. And you know what, it's about time. So at least I hope that the Trump administration comes in and fixes this garbage. So how is it they're beginning to see thousands of Anthony Fauci's texts? but we haven't seen one of Karen Bass's texts about palisades. And as far as Elon Musk leave in California, the East Coast is no better. Alexandria Ocasio-Cortez shut down the big giant Amazon center that was going to go into New York. It's easy to understand why they're not enforcing the animal cruelty stuff. It's because it'll make Karen Bass and the Democrat machine look bad. That's why. She doesn't want to get caught up in the hypotheticals. She wants to focus on the reality. Yeah, the reality is that there are people getting raped and people are still getting murdered. Well, to the woman who described Shadow and Jackie as a good team and she'd been watching to see how they manage their life together. I don't know if you heard, but the LA Times is reporting, and maybe you eagle watchers have seen this. Shadow has a new girl. Shadow has a new woman in the nest with him, and she showed up just a few hours after Jackie disappeared. Just hours, I should say, after her death was announced Monday. A new face showed up in the nest. Shadow now has a girlfriend named KD1. She's four and a half years old, and she's been a repeat visitor. And you could, I guess, see this action. I mean, the amount of grieving time here was near zero for Shadow. You silly people who have been blubbering and crying at home. Shadow doesn't care. And it looks like they're the hot new couple. KD1 is the name that they gave the Eagle. A few years ago, she was... She was captured and banded by the Orange County Water District, April of 2022 in the Prado Basin. That is 70 miles from Big Bear. So it says KD1 on a lavender band around its leg. So that's her official name. I'm sure she'll get renamed now. But she seems to be a female. She seems to be Shadow's new partner. And Jackie is distant memory.

She's now going to be sold for parts to prisoners. I just saw there's a group of people that are having a memorial for Jackie this weekend in big fare. Shadow's not attending. I know you'll be there, right? No, I'm pretty busy. I would go if I could. Shadow's not going. Shadow's going to be rolling around in the nest with the new girl. We don't know. He could be sad. I don't think so. You don't know. When your wife dies and you got a new one six hours later, that's, I don't know if sad's the word. Zohran Mamdani, the communist mayor in New York, tries to create a public persona online by showing he's very attentive to the average person's concerns. And he had this video of, well, somebody posted a video about a pothole in New York, and he had it immediately taken care of. And the whole story was negotiated over social media. So Karen Bass tried to copy that. And you will hear a clip of a woman demanding that Karen Bass fix a pothole on her street. And then Bass... trying to leap into action. Listen to what happened. Hey, Karen Bass. I found this pothole here on Melrose and Gardner Street. Hoping you could just send some folks down here to just remedy that for us. Hi, Simone. I saw your post, so I want you to know that city crews were out here today at noon. But unfortunately, there was a car that was here, so we couldn't repair the pothole. So you know what we did? We put up these no parking signs so that hopefully there won't. be anybody parked here tomorrow morning and the city cruise will be back. In the future, if you have any problems like this, you can call 3-1-1. If it's graffiti, if it's a pondhole, or if it's just random trash. So thank you, Simone. Neither one, which is fascinating to me. They don't even try to fake it. So I think now everybody else ought to play hardball. I think if you're not already aligned with these two, and I would say that you bass and ramen voters, you ought to find a spine somewhere and not sell out your vote so easily that you should want this, this error to end. It's gone on way, way too long. Here's another thing I want to play for you. I told you about Ghost Town. This is another thing I endorse. Ghost Town is a private security firm. Well, not them specifically because I don't know them personally. But the idea that they're doing security on their own. They're going up to homeless people and telling them time to go, get out, move along. They're doing it themselves. And we did a story on them recently. We had a writer on from L.A. material. Right? I think that was the publication. This is in Venice. And here's Fox 11 reporter, Rachel Aragon. Ghost on telling me last week, in fact, they are not an official security company. They also said their team members are also not armed. However, they've been around for about three or so years now, and they're growing a popularity among Venice residents and businesses because of their quick response. We were having fires. We were having fights in the back of our alley. Venice resident Nate Daniel is one of many customers who uses Ghost Town, a private company that residents and businesses hired to clear homeless encampments from their property quickly. They really just stepped in and became really great advocates for conflict resolution. Our families have been in Venice for a hundred years. We know everybody. So we started acting as like mediators. Co-founder Bobby Luna says that's what sets them apart from other homeless outreach teams. He says Ghost Town, which also includes former gang members and former addicts lean on personal connection and other offerings. We ask him if they need anything. And if they do, it's usually food or some water. A lot of times if we did get people money, it's just trying to help them out in the situation they are. We're not paying them to leave or anything. Ghost town signs are prevalent around Venice, but some business employees say the prevalence of encampments is way down. It's good. I mean, as you can see, it's clean. There's nobody sitting on the planners. You know, I used to get mad and everything, but now I'm pretty good friends with one of the guys that... It comes and tells me that I need to move around sometime. That's a concern for long-time homeless advocate, Malta-Karatna, who says this is not helping solve the homeless crisis. All this is doing is moving one person from another place, and what about the people who are not subscribers of Ghost Town? Mel says his other concern is accountability. Again, we don't know the kind of tactics they use. Who cares? They're not state license. That doesn't mean we stoop down to tactics that borderline on harassment, or this actually could. be harassment. Wait, wait, wait, wait, wait. Hold on. Guys taking a dump in the street and he's shooting up and he's worried that the vagrants might get harassed. Really? Well, what do you call taking a dump in front of a storefront, huh? That's a pretty aggressive act. What is it? What about you leave the needles around a kid's playground? We have to worry that it'll hurt their feelings. That's the kind of attitude that's really, really destructive. That is nonsense.

All right, we'll take, we got round two of the moist line coming up next. But I am for what they're doing in Santa Ana, which is offering people help or you go to jail. In Malibu, they're simply banning homeless people from living in the outdoors because of the fire risk. This is what you do. Venice, private security convinces the homeless to move. I did 20 years in prison because I was all whacked out on drugs and committing crimes and doing everything I wasn't supposed to be doing. And I needed to be taken out the streets. It changed my life and that's what's needed. We have got to have prisons. We've got to have prisons. We've got to have long prison sentences. And this is coming from somebody who did 20 years in prison. Paramount is absolutely blackmailing California for this. And Bunk is absolutely right. You can't have them merge. No one goes to jail for the billions of dollars for the train theft that they pulled off. Can we have the feds come in and audit these guys? Morons like Gavin Newsom, like Karen Bass, like Nithya Raman, and all the other lunatics like Xavier Becerra that are running California into the ground, it's no wonder that the state is a complete and total hole. Please, please, please, Californians, vote the right way and get smart people like Steve Hilton who can articulate ideas into office. Please, I'm begging you. It's about time high-speed rail did something right. They didn't buy the trains. If they bought the trains, they wouldn't be able to test them because they would have no track. I find it interesting that Karen Vess was not going down there to take care of any of the tortured and killed animals. Yet, she was the first one to show up for the announcement of the reopening of the Pacific Cinerama Dome Theater when she had nothing to do with saving it and getting it reopened again. I'm gonna drop a truth bomb. If the mayor of Los Angeles was a Republican, Peter would be on Skid Row doing outrageous things to save all those dogs. You guys have missed a mark on this. I get your frustration and your anger, but it is not law enforcement's job to pick up stray and abused animals.

That's animal control. You've got people on the payroll already. Make them go do the job. Don't give the burden to law enforcement that's already overburdened.
