In terms of employment, top federal entities as far as size is concerned. So anyway, they got a new head of DHS. So I hear. Markwayne Mullin confirmed Trump's new DHS secretary. The 54 to 45. vote and there was applause after it was on this vote the eyes are 54 the nays are 45 the nomination of Markwayne Mullin mullin of oklahoma to be secretary of homeland security is confirmed yeah so you know christie gnome was kind of a disaster after the fact uh seen that way yes and i think what did it for trump but i mean the optics of what happened in minnesota even though i i am um You know, you could have a debate on what happened with. You're talking about Renee Good and Alex Pretty. Pretty and good. I don't think there's a debate there with the first one. She obviously gunned it and tried to run over that. That's my perspective. Kristi Noem putting out the $200 million ad. Yeah. Taxpayer money funded. Uh, promoting herself and DHS. At least, at least according to the scuttlebut, that's really what got Trump's goat. That's it. She wasted $200 million on an ad campaign that prominently featured herself. Yeah. In one of these ad campaigns, she was spending, I think it was upwards of $6,000 just on makeup for the commercial that was shot at the feet of Mount Rushmore. So, yeah, it's a little bit of a disaster there. Infidelity. accusations, which I think all but have been confirmed with her and Corey Lewadowski, who were both married. It was a big deal because that was the first firing in the Trump cabinet, in the Trump administration. And Markwayne Mullin, I think, is a good replacement. He's an immigration hardliner guy. He has tons of experience in the government. You know, when talking about federal agencies and lawmaking, decade plus in Congress and Senate. And the big thing is, and this is why I think hopefully DHS is going to get funded. Yeah, welcome. You just got named head of DHS. You're not getting paid. I don't think the head of DHS is getting paid right now, right? I mean, if the TSA agents are getting paid, the head of... But they get the back pay eventually. They're going to get retroactively, yes. But that's not helping out the TSA agents. He's a senator. He can afford it. They've made cushy stock. Yeah, I understand. Now, you do, you're stepping away from your role as senator, right? Is that? That's a promotion. That would seem like a downgrade. You think so? Yeah, because your appointment is DHS is temporary, but a senator can last virtually forever. Look at Mitch McConnell. It could. His seat, I don't know if it was safe long term. He's only held that seat since 2023 and hadn't. He's not yet won a full six-year term there in Oklahoma. But also you've got to think that the head of DHS is just head of one department, but a senator is one of the 100 most powerful men in the United States. They are. It is a more prestigious operation than, say, the Senate, or the House. It's much more prestigious, which he did serve in the House, by the way. But the DHS, like 260,000 employees. It's one of the biggest agencies under the federal government. TSA, FEMA, border security.

Secret Service and I mean, he's got about like Atlas right now with the weight of the world on his shoulders, literally. Yeah, I know. So that is Markwayne Mullin in a nutshell. TSA, like you mentioned, still not getting paid, but going to work anyway. I could not imagine. Look, I know this is going to get done eventually, but it's been five weeks. They've missed multiple paychecks. It's not a glamorous job. Leave it to the Democrats to help me, you know, to leave me to defend TSA, you know? They're facilitating me defending T. I've been felt up like, um, hard by TSA. I've gotten the old back of the hand a few times. The back of the hand across the plums. Yeah. No question about it. Sorry, Allison. You might clip that for the montage Friday, even though I'm not going to be here. But the good news is Trump, we've had that story the other day of Elon Musk putting it out there, world's richest man. $850 billion is, wants to sign TSA's paychecks while they're being defunded. Trump was asked about that today or yesterday. Elon Musk has offered a paid TSA workers during this DHS shutdown. Is this something that you've been speaking to him about? Yeah, I'd love it. I think it's great. Let him do that. And I want to thank ICE because they steps in so strongly. They'll do great. And if that's not enough, I'll bring in the National Guard. We're not going to have the Democrats destroy our country. These people are the most destructive sick people. So, and he mentioned ICE going to the airports to help facilitate the security and the long lines at some of the major airports. I mean, within hours in Atlanta, we also saw the footage from Atlanta over the weekend, like four hour wait times, people missing their flights because TSA agents are not getting paid. And then they're calling in and not coming to work or finding different jobs. But now that ICE is involved, Ethan, we see that lines at the airports, the wait time is going down, again due to Donald Trump sending ICE agents into help with security. Even CNN is reporting positively. Finally, we can take a deep breath here. The numbers have dropped off. The lines are getting shorter. I think the average wait time now is under 40 minutes. So there's a protest schedule against ICE here at the airport in the next two hours or so. So now you have extra police officers from the Atlanta Police Department ready to respond to what may happen when protesters arrived. And we've been told they actually applied for a permit. So now you're bringing all these people surging them into one area.

Could you imagine now ISIS has helped passengers get to their flights on time? And there's people showing up to, and there was a protest yesterday. And that guy was in the Atlanta airport. I don't know what the official name of it is, but... There's a few dozen protesters that showed up. It was no big deal. What a bunch of losers. But I think I've got a solution to this problem, Nigel. Everybody else, they can go in the quick line where the ICE agents are helping out and getting everybody checked in. And the protesters, they can wait for four hours. Just give them their own little separate waiting room and make them step off to the side. You can wait for four hours since you want to protest ice. Everybody else, they get to get checked into the airplane ahead of you. It's got to burn. I mean, just if you're a... liberal progressive that's got to fly through one of these major airports and you've got to sit there and look at ice hey at least they're unmasked right that's what you wanted You didn't want masks on ice. But they're still arresting illegals in the airport, which they also had a problem with. I saw I forget which airport this was, but they were posting it. You're talking about San Francisco. Yeah. And it was before ICE was deployed by Donald Trump. And the lady fleed. The lady, it was, she had been on like some sort of detainer or some sort of scheduled to deport since 2019. And it was before ICE was. actually deployed by Donald Trump. I think we might be talking about separate incidents, but if it's if it's a one in San Francisco. Anyway, Cory Booker, it's this ice at the airports is, you know, helping reduce wait times for Americans traveling, sending Democrats into a tailspin. The great senator from Jersey, Cory Booker, is throwing a temper tantrum. And so what's happening today in America that should outrage everybody? He's taking this very same agency that has been bursting into our schools, into our churches. into our hospitals, into our courts, and even into the homes of Americans. He's taking that agency that is reckless is out of control and bringing them to our airports. Under the lie that somehow this is going to help deal with the long lines that he created in the first place. It wasn't a lie. This is an outrage. It wasn't a lie. Just listen to that CNN clip that I just played. The Atlanta, my wife's boss flew out of Atlanta this morning. Took him 40 minutes. Went over the weekend. It was four hours to get through TSA because of the shortage.

and the defunding and I'm not getting a paycheck. That seems like a pretty night and day difference to me, and you've got to give points to Donald Trump for creativity. What was it about? Ray Leota is in it. It is about a failed robbery of a mob card game. There's also several cast members that were in The Sopranos. Phenomenal movie, and it is all an allegory for the 2008 financial crisis. So there is a cross section of mob movie enjoyers and political enjoyers that are right in the target demographic for this film. I'm watching the trailer right now. Brad Pitt's in it? Good stuff. Yeah. Wow, I was just watching casino last night. Oh, what a classic. I mean. Robert De Niro, yeah. Oh, James Woods, his Lester Diamond, and his bit part was so funny. And what's his face? Joe Pesci and his brother met probably the worst demise I've ever seen on screen there in that cornfield. with those baseball bats. I can't watch that anymore. It's so... For the hammer scene with the hand. Yeah, no. Oh, I love now where he, uh, Robert De Niro or his henchman were smashing the hand of the guy that was cheating. Yeah. You could either keep the chips or you could take the hand. That used to, that used to happen in old Las Vegas. Oh, I believe it. I absolutely believe it. So I was watching that last night. And then 10 years ago in 2016 comedian Gary Shandley. Gary Shandling died at the age of 66. I can't believe it's been a decade. Love Gary Shandling. Love the Gary Shandling show. If you've never seen the Larry Bernie Sanders show, it's being streamed on HBO Max. I have that on too constantly. It's kind of like the behind the scene. He plays a late night talk show host. Kind of like Letterman, but it's it's behind the scenes and it's shot kind of like a reality show, but it's fiction. obviously if you have did you ever watch the larry Bernie Sanders show i have not oh man so i've seen him in a few bit roles but not a huge gary shandling fan Uh, well, that's too bad because you missed out on a great career. This transgender attorney Rob Hopkins of Oklahoma. It's a woman pretending to be a man. That's what she's going by these days is Rob. Yes. Okay. This is in Oklahoma and she's a lawyer and was arrested in February for direct contempt of court.

Anything you want to add to this? Like, I've got the, I've got a couple of clips here. The first clip is, you know, let me just play this first clip and maybe you can add some context. The judge here is, is warning. This guy, this woman, I'm kind of confusing. I can't do it. But this person was, pretending to be a man. This lawyer that was arguing for their client. And the judge is like, hey, you keep at it. You're going to jail. You interrupt me one more time. You are being held in indirect contempt of court. And you can wipe that smirk on my face. I don't have a smirk on my face. I do not. I'm not. I'm not upset. And I'm not arguing. You're not letting me make an argument. I'm not right in the face, ma'am. I'm not. So. Okay. So that was the beginning. I mean, this is like a seven minute. procedure here and and that was snipped down from an even longer video of the whole interaction I know but I just I wanted to set up the fact that the judge is tired of putting up with this trans attorneys act Now, what are you doing? I can't breathe me. You're hurting me. You just kick me. You don't get me. I can't breathe. I can't breathe. I can't breathe. Put your hand behind back. I can't breathe. Now, you have to understand, that sounded pretty bad. But if you watch the video and there's context, this person was. just resisting arrest and the cops were simply trying to put handcuffs on this transgendered. This is somebody who lives in a time warp as if they were still in 2020 and they're reading directly from the BLM Handbook about the I Can't Breathe, but of course they're taking, you can hear gigantic gulps of air while they're screaming at the top of their lungs. I can't breathe. I can't breathe. It's being like it sounds bad. I don't want to make it sit here like I'm laughing at this person, but it's, they're being overly, overly dramatic. And if you watch the whole thing, he was resisting arrest. She was resisting arrest. Do we have... That's what happens when you pump yourself full of estrogen and testosterone. It makes you think like you're the incredible hole. That's the other thing. I mean, I wonder if this is a manifestation of a bigger mental illness. Because this person is trans. Now, do we have, self-inflicted? Do we have the number three one? This is, listen to what the trans lawyer who's being held in contempt, being subdued by the police. This is what she is saying here.

Well, that's a good question, especially since they come from the... The philosophy that believes you can just declare yourself to be a different gender and that makes it reality. But all of a sudden, he gets turned up and they remember what gender they actually are. It's interesting how that works. Just a little bit of pressure and the truth comes out, Nigel. The truth comes out. You can see the whole interaction. Again, it sounded a lot worse than it really was. It was so over the top. Right. She's a drama queen. This is something else I emailed you late last night. I think my boss emailed me this one. I just want you to soak in this headline. A professional cornhole player and quadruple amputee was arrested in Maryland after fatally shooting a passenger in his car during an argument. Just let it's let let let let that one soak in. A quadruple amputee reaching for their firearm and shooting someone in an argument. Well, now I've heard everything. It was a professional. A professional cornhole player. Yes. That's not a euphemism either. No, no, no, not at all. These guys make money on tours and stuff like that. Dayton James Weber has been charged with first degree murder. Now, the reason he's a quadruple amputee is because he survived a pretty obviously serious blood infection as a baby. Jeez. And, yeah, no, I mean, ESPN did a whole profile on this guy for a Cornhole. The ESPN airs the Cornhole Championships. I don't know what the argument was about. We don't have details yet. He's been arrested again charged with first degree murder. He's being extradited to Virginia. But after the shooting, there were other people in the car that witnessed this. And he was like, hey, help me get this guy out of here. Because I could shoot him, I can kill him, but I can't lift him. I'm a quadruple amputee. They refused. The people in the car refused to help him, and they called police. Let me see if I can find. This sounds like an aspirational story to me, Nigel, because if a quadruple amputee can proficiently operate a firearm, then what's your excuse?

He's a badass in the movie. He's badass. I loved his portrayal. But Reacher is a book. The book describes it as a hulking, just tall dude, and that's what star Alan Richon is. Rickson. So I love Reacher, and he's also in the movie War Machine in Netflix that just got released on Netflix, which is really fun and really good. Anyway, Alan Richson was caught on video throwing punches at another dude, this man in suburban. Nashville and the fancy neighborhood that they live in. So they got into it because Alan, the celebrity, Reacher, was driving his motorcycle too fast. He had his two kids with him through the neighborhood revving. And this little neighborhood. And the neighbor finally came out and put a stop to it. It's like, hey, you've got to stop this. And allegedly, and there's video of it. I'm watching it right now. Reacher is beating the crap out of this guy who is named Ronnie Taylor. Here is Ronnie's side of the story. It started on Saturday morning when I'm an experienced motorcycle ride. I've been riding bikes for my life. I'd heard this, this ancestral revving and speeding through our neighborhood of the motorcycle. I eventually saw the guy on Saturday. I didn't know who it was. And I sort of like flippantly sort of said guy deep, like he was quite a way. Flip them off. Slow it down, please. And on Sunday when I was cleaning my bike outside my house. He rode past once, twice, and on the second time, I walked out in front of him, and I said, you've got to stop. Someone's going to get hurt. And it escalated quite quickly from there. I did push him because he was coming towards me on his bike. Bad move. He did it again for a second time. I pushed him a second time. I think the second time he got off his bike and kick the crap out of me. Who could have seen this coming from an effeminent British male? I can't. And plus, I can't imagine.

I like a lot of the direction he's taking, especially with nutrition, reincorporating lard and natural fats instead of reliance on these oils and other high calorie ingredients. I think that's a better direction because the human biology has basically evolved to digest those kinds of fats more easily than seed oils. Try to... Also change the vaccine schedule a little bit for kids. Take the COVID vaccine off the recommended list for kids and a federal judge put a stop to that. It may not be a federal judge, but it's crazy. The mandated COVID vaccines are ridiculous. It's not mandated, but it's still on the recommended list. Even in Europe, even in Europe, they took it off the recommendations for kids. The COVID development was rushed. I think it obviously had some undesirable side effects to a certain percentage of the population. I would want to see more information on the childhood vaccine schedules because, I mean, vaccines have done a lot of good in this world. And measles are terrible.

Right. You know, when they say, Bobby, it's not a doctor. Did you say, when the cameras were off, how did you react? Well, it was funny because right before the end of it, Whoopi said, will you please come back? And I said, really? I was being sincere. I was like, why do you want me to come back? I'm like, all you do is you guys were just like coming at me the whole time. And then I got to cut it off there because we're up against it. But she went on to say that like, it's so fake. I can't believe that program's still on because they were all like, oh, thank you for coming on. We know it's difficult. Can you come back for another break? And then they, what's the cameras on? These vipers attacked her for being Robert F. Kennedy Jr.'s wife and for being. married to a guy that's part of the Trump administration. Disingenuous, false-faced liberal women? I'm glad the president's put ice in there for a multitude of reasons. That'll drive the Democrats crazy. But at the end of the day, somebody's got to step up and ensure that our air travel continues or you're going to see even further damage to our economy, which again, in my opinion, is what the Democrats want. I love it. Ice in airports to own the lives. But it worked. Yeah. It worked. I mean, you can see a night and day difference in some of the pictures coming out of these airports, Nigel, especially Atlanta, when you had lines that were wrapping around the baggage claim going out into the parking lot. Yeah, out the clear, out the door. It went. My wife's boss flew out of Atlanta this morning, and it was like 40 minutes to get through TSA. Quite the difference. between today and the weekend solely because of Donald Trump and ICE going in there and helping and assisting with security and facilitating people getting through the lines. And it is driving them crazy, as Comer put. Here's old Farticus himself, Cory Booker, Senator and Senator out of Jersey throwing a temper tantrum because ICE agents. They have the nerve to go into airports and help reduce the wait times for Americans traveling. And so what's happening today in America that should outrage everybody? He's taking the very same agency that has been bursting into our schools, into our churches. into our hospitals, into our courts, and even into the homes of Americans. He's taking that agency that is reckless out of control and bringing them to our airports under the lie that somehow this is going to help deal with the long lines that he created in the first place. This is an outrage. I bet you he'd like to have that one back. That's a lie that they're going to help reduce the wait times. They're bursting into our churches. I think, I think Cory Booker has just gotten confused with Don Lemon. I can see where you'd make the mistake. You know, Ice, Don Lemon. He just, it was confused. Such a good point. And a ton of misinformation as to what ICE has been up to at these airports, too. Scott Jennings is a star on CNN, a token Republican. They've got to.

Here he is talking to the CNN panel, asking if there has been anything bad. Because Democrats are melting down, just like Cory Booker, just like you said. Oh, my God, it's going to be chaos. It's pandemonium that ICE is in the airports. But Jennings is asking the panelists, has there anything bad happened since ICE was deployed to assist with security and TSA agents that aren't getting paychecks thanks to Democrats refusing to fund DHS? Is there a single report today of something going awry with ICE agents? Well, thank God for 24 hours something back. I'm asked. Maybe there was. There was. There was an ICE agent refusing to identify himself, arresting a woman in an airport, freaking people out. They weren't even sure it was in San Francisco airport. What kind of an interaction was that actually? Do you know the situation? It was an arrest. I don't know. What information do you have? Who did they arrest? Now, you're bringing it up. We'll need the internet. We'll need the internet. He was talking to some guy named Miles Taylor. I don't know who that is. Somebody called Miles Taylor. And Jennings knew that none of these libs on this panel on CNN would have bothered to learn that it was an illegal alien. that Miles Taylor was talking about, and the arrest took place before agents had been deployed to assist TSA. You're mentioning that San Francisco airport that we were talking about earlier. Yeah, she had a final removal order judgment against her since 2019, and then she tried to flee and resist law enforcement during the arrest, including fleeing and leaving her crying daughter. by herself. So that's what that's the kind of misinformation that's being spread across legacy media right now is this guy on this panel and Jennings just knew it and drew him right into the trap. They don't want they desperately desperately don't want to give Trump a win which is pathetic. that they are willing to sacrifice their perspective and honesty in order to avoid giving him any credit at all. And look, I think we've been fair with the Trump administration when the Trump administration does things that we don't agree with, like flip-flopping on the release of the Epstein files. Sure. We have been critical of things like that on this show and elsewhere on my program as well. But when Donald Trump does something that is helping the American people, which this certainly has, we're not afraid to give him kudos for that. Something we didn't get to yesterday. The tragic footage of the two pilots killed when Air Canada, the jet collided upon landing with a fire truck at LaGuardia Airport in New York. Terrifying. Boom. No, 2,603, go around. Runway heading 2000. Just 646A, collide with vehicle agent's whole position. I know you can't move. The vehicle is it responding to you now. Is the runway closed? It's terrifying footage. At first, the air traffic controller appears to say, yeah, go ahead. You can cross the... You can go ahead. Then he said, stop, stop, stop, stop, stop, stop. It's too late at that point. It was too late. The Air Canada flight was landing. Boy, you know, you think you're on a, I mean, I can't believe more people didn't die in this. It's the two pilots in the cockpit that died because they hit this fire truck head on. I believe I heard last night that. Somebody, a flight attendant, was ejected from the plane. Wow. Upon impact and survived. The people in the fire truck survived. There were injuries to the passengers, but unfortunately the pilots perished. It was, it's a scary scene. I mean, the flight almost ended up at a 45 degree angle, almost perpendicular. I can't like I'm already a nervous flyer. I'm flying out Saturday. When you land, even if it's a hard landing, like you think you're home free, right? You think, oh, that's it. All right, we're here. We're fine. The turbulence was horrible, but we just landed and we're fine. And then all of a sudden, you're smashing into a fire truck at LaGuardia. And you've got to think there's nothing that that plane can do, even if they saw the fire truck crossing, you know, the runway. They're going at. several hundred miles per hour when they're landing one of those things. Huge mistake. I think both parties were at fault and a lot of people are blaming stress from the air traffic controller perspective and people are spent and stretched thin and I think just communication was awful.

They implemented, yeah, there's really no difference. They implemented the $20 minimum wage in California. It's now backfiring, forcing companies to pay, you know, high wages. Imagine that doesn't actually work. Here's what you're going to hear in this clip is some of the report of this new study. And at the end, you're going to hear from the head of the California Business Alliance. Statewide minimum wage hike for fast food workers is now set at $20 an hour. It was designed to help struggling employees, but a new study from UC Santa Cruz suggests it may be doing the complete opposite. The study shows more people are applying for fast food jobs, but many are not seen increased hours or even securing employment at all. It also finds businesses are cutting shifts. Customers are paying higher prices and more machines are replacing workers. You can't deny that places are closing. Big, big chains are closing. People are getting laid off. I mean, there's no denying that. $20 minimum wage hike in Gavin Newsom's California. Are you okay with this? I am not okay with the pain that the business owners and the workers are feeling as a result of this economic policy, but I'm totally fine with it blowing up and backfiring and Gavin Newsom's face because the best thing that could happen for Americans is for the economic prominence of California and New York to be drastically diminished. You heard in the report that, oh, there's going to be a ton, there's a lot more people applying for the fast food jobs. Not bad. And so the more people that get hired on for fast food jobs, the more you're going to get your hours cut because you have choices. You have plenty of people to choose from. Does that make sense? And then I want to get your thoughts locally here on what's going on with real estate in Indianapolis specifically. But here's this headline. This is from Yahoo Finance. When will mortgage rates go down? Oil prices and inflation create uncertainty. And then it goes on to say the national average. 30-year rate continues to climb, now sitting at 6.22%. My first question is, when are rates going to move back below 6%? And is that 6.22%? Is that accurate, Mark? Well, first of all, you have the wrong guests on the show. You need to call President Trump as it relates to the rates because there's a little conflict going on that we all know about that's really kind of made these rates.

spike as it relates to inflation, which is being driven by oil in the very much short term. So if you had talked to me just four weeks ago, we were trending very well as it relates to rates. So yes, that's probably correct. But I would say that's probably even probably low. I was told yesterday that rates are up getting closer to 6.4 to 6.5. Wow. So definitely we've had a spike here very specifically related to what's going on over there and I ran. Okay, so that is correct then in terms of oil prices, even gas prices. That relates directly to mortgage rates? Well, what happens is it's, you know, it kind of just, it's that ripple effect that kind of just goes through the market. It's all of a sudden they start looking at the oil price related to inflation and then what inflation means to rates as a whole, the 10-year treasury, which is what we follow on 30-year fixed-rate mortgages. So, yeah, unfortunately, it really has had this. pretty significant impact in a short term. Generally speaking, should somebody wait till they get back down below 6% before buying a home? I knew. It doesn't seem like that would help your cause at all, you know, telling somebody to wait on buying a home. Well, let's take, I mean, if you take this the interest rate and you set it off to the side, and it's a little bit difficult to do that because I think anybody in the business I'm in and has been and does as much business as we do understand the rates are the initial driver. But if you look at statistically just our market Indianapolis, I tracked four numbers. I look at medium sales price. I look at medium days on market. I look at active inventory. at months of supply of inventory. If you look at Central Indiana, based on those four numbers, I'm telling all buyers, now's about the best time to buy that probably in the last four or five years. But it's not just as simple as that as it relates to, they have to come together as it relates to the first time home buyer and affordability. Then again, I mean, our prices are still relatively high versus where they were four or five years ago, but I still. I still don't see those coming down. So if a buyer can find the home they like and it meets their, you know, within their buy box and it fits within their financial parameters, then we're telling people, yes, buy it now. You can refi and that can always happen. But. chances are it is going to get more competitive as it relates to buying homes, and that's going to drive price. And then when the rates come down and you found that home now, you know, you could refi. So that's kind of been our philosophy with our clients. rates, one more thing, and then we want to turn locally here to what's going on. I've got some specific questions here for you about Indy. This idea of the 50-year mortgage, was that a thing? Did I see that in the news recently? Yeah, there's been talk about that. You know, that's a long way away. That's just one small conversation as it relates to the whole affordability issues. So I think there's other things that can be done. But I think there's no question we, when I say we, you know, are locally, state, federal, we really do need to look at this affordability issue because across the board, it is difficult. But that is one component that's being talked about. There's a lot of pros and cons about it. And, yeah, whether it happens, that's a little bit, you know, yet to be determined. I don't think I want a 50-year mortgage. It sounds crazy, yes. I mean, technically, if you look at it and you look at the equity improvement and you look at how long do people really stay in a home, you know, it could be a benefit for that first five to seven years on a first-time home buyer if you're getting equity growth. But again, there's calculations, there's numbers philosophically. It's hard to debate that right now until I think more information gets put on the table. Speaking with Mark Dietel here, real estate expert. And I saw one of those websites that shows you a bunch of different houses. They put in an article about the most buyer-friendly markets of 2026. And at number one... Was Indianapolis, Indiana, followed by Atlanta, Charlotte, Jacksonville, Oklahoma City. But Indy is number one on this list. Do you think that's accurate? And why is it? I had a gentleman tell me this was probably 20, 25 years ago about real estate when it comes to Indianapolis. And he says, why I like Indianapolis is because it never gets too crazy on price and it never gets too low, like, you know, those peaks and valleys. And I think that's very true. We're still considered very affordable for a large metro area. And I think we have a fairly stable job market. So when you look at that across the board, consistently we stay in that top 10. So whether we're number one or whether we're number five, it's really maybe that. can change off and on, whether you look at whatever, Realtor.com, Zillowl, all the different areas out there. But I think Indianapolis, we are fortunate to be in a market. Relatively speaking, it's still very affordable and people can go out and find homes, you know, if they've been, you know, they've approved and they can find the home that's in their, what I like to say is their buy box. So, yeah, I think there has a lot. There's a lot of benefits and positives we have here in central Indiana, and I'm thankful for that. Mark, where's the hottest location in Central Indy in terms of home sales? I'd say it's amazing statistically right now. When I'm looking at Hamilton, I'm looking at Johnson, I'm looking at Hancock, and I'm looking at Hendricks. So those four northeast, south and west, they're all very similar as it relates to the months of supply of inventory is, you know,

anywhere from the low twos to the mid to high twos. That's the number we call that. That kind of measures the market. Then when you look at active inventory, then when you look at actually the medium days on market, all those numbers right now in all those counties, when we compare it to last year, I'm looking at numbers that are up 20%, 25%, 30%. Now these are numbers that when they're high, higher, that means like these percents are higher, that means the market kind of slowed down or it's really becoming more of a buyer's market. So, and then on the medium sales price, it really has. I mean, when you look at the entire central Indiana. on the pricing, the median sales price actually went down versus a year ago in February 2025. And I'm looking at February numbers right now, which, you know, we're almost done with March. And a lot happened since February. So, you know, when I say that internationally, obviously. Sure, sure. So with what's going on right now in Iran and oil prices spiking, what kind of spring home shopping season should we expect? Well, I think this can get resolved as quickly as it's flared up if, you know, the situation happens the way maybe we wanted to unfold in the Middle East as a relation to the Strait of Hormuz and all that. And we're talking about that way over there affecting, you know, kind of the housing market. Because, again, it's impacting rates. So if the rates can adjust, if things get stabilized over there and it starts to become more containment instead of, you know, offensive. I think some of these, I think the rates can move back down to about what we were looking at 30 days ago, and I think spring could be a decent market. But if it doesn't, and this thing drags on a little bit longer, I think you're going to have people sitting on their hands and kind of holding off. I had one of my ops team leader came in this morning, and she goes, Mark, I just paid $4.20 a gallon on the west side for gas. That shock is hitting people in a real way. not just, you know, financially, but also, you know, this is kind of mentally like, oh, man, you know, maybe I better just kind of hold off here and just kind of maybe see what happens, you know, my rate. I didn't lock. I got to look at this again and it might adjust. So it could cause a pause. I'm, I was more optimistic 30 days ago than I am now, but we still have buyers. We still have sellers. You know, we had a good first quarter. So, you know, again, if a buyer. hits their financial parameters as it relates to their down payment, their credit score, they're verifiable and reliable income, and they can go out and find a house that fits their need and their affordability kind of brackets or window. Now's a good time to buy, even with everything else going on. And you can find those houses for them, right? Absolutely, absolutely. We're looking every day. Where can people find you, Mark? How does it work with you? Do you have individual mortgages on each one of those properties? Yes. Okay. So each home has its own individual mortgage. How are the rates right now for you? Did you get them at good rates? Yes. Is it different for... I got a very fair deal on the properties. Let's just say that. Okay. But you've owned them for a while. I've owned them since 2020. So six years been a small business owner officially. Okay. Not too difficult to navigate through COVID or extremely difficult? Or is that why you did it? It could have been worse. Let's just say that. It could have been a lot worse during COVID. I ended up having three tenants that took advantage of the government rent moratorium where they did not pay rent. The most frustrating one was the tenant who got over a year of free rent because they were already in the eviction process when the moratorium hit. And we were told by the... the judge at the time, well, it's the spirit of the rule. And so it didn't matter that they were already in the process of eviction. They got to stay rent free for the next year. Okay. So, but did you get compensated for that anyway? But for the government. No, of course not. Nigel, you and your drug. How does the renter not? We are still in a lawsuit to this day with the government, with the state government over rent compensation. And look, it's probably going to be thrown out anyway. We're, I think, moving for a bench summary judgment is what's called. The judge is probably going to side with the state, but it's the principle of the thing. We've been fighting it for five years now. I think it's a fascinating business, real estate in general, especially if you're a multiple property owner. Is it worth it? Is it, I mean, you work for yourself? It gives me enough flexibility to come here and do radio, which is my passion. Okay. All right. And it's been successful so far.
